Q.
What is the bidding process?
A. We believe that there is a place for both the competitive and negotiating bid process as long as each method is believed to help the perspective client best achieve the most comprehensive bid possible. We also have a great rapport with many of the architects on Oahu and have been asked many times to give a preliminary construction cost break down. This helps the perspective home owner to understand where cost are being generated during the design faze so that they can better budget the cost of the project. Often times there are closed bid situations where the architect will ask the GC to send in a bid so that the home owner has an overall square footage cost from multiple bids. We prefer to work with the home owner and architect to come up with a negotiated price that is fair to all parties. This team approach helps build relationships between all parties that help the client feel more comfortable with the overall bidding process.

Q.
How do you determine project costs?
A. In most cases the GC will be given a set of architectural and structural drawings, with specification so that he can make a competitive bid. We are often asked to review a set of preliminary drawings for the architect or owner, so that the perspective owners can see if they are heading in the right direction with there budgeted costs. Most projects are calculated on a per square foot bases, whether this is a brand new home or an addition/remodel. We are prepared to breakdown the project on a spreadsheet, categorized both by hard costs and allowance figures, which enables the owner and architect to see where all of the project costs are accumulated and enable them to make a valued decision as to where those costs are incurred.

What is the length of time that it takes to complete a project?
A. Each and every project has its own set of challenges and expectations. In all cases, whether we are looking at new construction or remodel, both logistics of the site and complexities of the project will impact length of schedule. We always provide an estimated construction schedule on every project once permits have been pulled and notice to proceed has been signed. ChrisContract has accumulated a group of quality subcontractors that we have worked with over the last 12 to 18 years and have longstanding relationships with local and mainland suppliers to help move the project along on schedule.

Do you charge for putting together a new proposal?
A. No. At ChrisContract, Inc. we believe that building a relationship of trust right off the bat is the best way to develop a true working rapport with the home owner and architect. So when we are asked to give a preliminary bid and are given the opportunity to start a dialog with the client, we will take ever opportunity to do so. We believe that this will start to develop a relationship with the client that we hope will give us the best prospect to foster trust and integrity that will inevitably give us the best opportunity to land the project.
